Reasons for a Home Inspection

A new home can very well be the biggest investment that you will ever make, and a home inspection can help you determine your risk of investment. Home inspections cover many components and systems within the home, from the roof, exterior, interior, plumbing, heating and much more. Once you have the results of your home inspection, you have several options. If the problems are too significant or too expensive to fix, you can choose to walk away from the purchase, as long as the purchase contract has an inspection contingency. For problems large or small, you can ask the seller to fix them, reduce the purchase price, or to give you a cash credit at closing to fix the problems yourself - this is where a home inspection can pay for itself several times over.

If you are a first-time homebuyer, an inspection can give you a crash course in home maintenance and a checklist of items that need attention to make your home as safe and sound as possible. The bottom line, a home inspection will cost a little bit of time and money, but in the long run you'll be glad you did it.

As a homeowner who is trying to sell their home quick, a pre-inspection will set you apart from other sellers and decrease the time of your home being on the market. The inspection will signal that your house is an "open book" and give potential buyers peace of mind and confidence. A pre-inspection gives you, the seller, a heads-up of any potential problems that the buyer will want repaired. This will give you time to fix them. A pre-inspection can also highlight some of your home's assets such as any new appliances or upgrades to the home making it more desirable by a buyer.

On the other hand, let’s say you don’t have a pre-inspection. During escrow, the buyer’s inspector discovers problems you didn’t know about. You can be sure the buyer will try to negotiate a lower price, which will cost you money and can delay the sale or maybe even cancel the contract.

The cleaner and more problem-free you can make your home, the faster it's likely to sell.

Frequently Asked Questions

Why do I need a home inspection?

The purchase of a home can very well be the biggest investment that you will ever make. The home inspection will help you better understand the condition of the property and the need for any major repairs while minimizing the risk of unpleasant surprises in the future. The inspection will provide a clearer understanding of the property you are considering purchasing. Although buying a home can be a very emotional experience, an inspection may help remove the emotion. A report after the inspection will provided clear, factual, and unbiased observations and recommendations to help guide you to making decisions.

If you are already a home owner, a home inspection may be used to identify problems in the making and/or to provide preventive measures which might help avoid future costly repairs. If you are planning to sell your home, an inspection is recommended to give you an understanding of conditions which may be discovered by the buyer's inspector. This will provide you the opportunity to make repairs to put the house in a better selling condition.

What does the home inspection cover?

The home inspection will include a full overview of the home and includes the heating system, cooling system, electrical system, interior plumbing, roof, attic, insulation, walls, ceilings, floors, windows, doors, appliances, foundation, basement, exterior, and drainage. This inspection complies with the State of Kansas Home Inspection Standards of Practice.

What should I expect after the inspection?

Guaranteed in 24 hours or less, I will provide you with a comprehensive report that includes color photos, noted observations, and recommendations. This report will be in a clear, easy-to-read format designed to help you make informed decisions. Also, I will be available for any questions you may have.

How long will the home inspection take?

An average home inspection usually takes between 90 minutes and three hours. However, older, larger, or more complex homes may take longer. Remembering that the home inspection is an overview of one of your biggest investments you'll make, rushing a home inspection is not something that I will do.

Do I need to attend the inspection?

Your attendance is not required but is an invaluable experience for you as a home buyer and future home owner. Attending the inspection will give you an opportunity to talk with me about existing problems, or problems that may arise later. Educating yourself about what looks normal, and what a problem looks like, may also help later in the maintenance of your home.

How much does the home inspection cost?

The cost of the home inspection is based upon the square footage of the home. Inspections of other structures on the lot may add additional costs. Forms of payment accepted are cash, check, and credit cards. Payment is due immediately following the home inspection. Please check home inspection prices here.

When can you do a home inspection?

Weekday evenings 5PM-9PM and 9AM-9PM on Saturdays and Sundays. Hopefully this schedule will help you avoid the need to take off work if you want to attend the home inspection.
